PARTNERS Group and joint venture partner Realterm have agreed to fully occupy a new transport logistics estate at Governor Macquarie Drive, Chipping Norton, Sydney.
Partners Group, is described as a large firm in global private markets, while Realterm is a global investment manager specialising in transport logistics real estate.
The facility is described as one of Sydney’s “newest institutional grade, container-rated hardstand facilities”.
After practical completion in April 2026, the 23,000 square metre site is now fully occupied, said to be reflective of the depth of demand for high-quality industrial outdoor storage in tightly held logistics markets.
The final available portion of the site has been leased to PCFS Logistics, a national container logistics operator with a footprint across Victoria, New South Wales and Queensland, and a stout presence in Port Botany.
“This outcome result demonstrates that well located, high-quality IOS product continues to attract strong occupier demand,” said Kathleen Legg-Bagg, Realterm asset manager, noting an at times “challenging leasing environment”.
“There is a clear gap in the market for institutional-grade hardstand, particularly with true container-rated capability, and this outcome reinforces the need for more of this product across Sydney.”
In a press release, Paul and Silvana Petrovski, directors at PCFS Logistics said securing space at Chipping Norton was a strategic decision for their business.
“The site’s proximity to Port Botany and key transport corridors, combined with its high specification design, provides the operational efficiency we need to continue scaling our container logistics operations across the east coast,” the Petrovski statement read.
“Quality, container-rated hardstand of this standard is extremely difficult to secure in Sydney, and assets like this are critical to supporting future growth.”
Henrik Orrbeck, global co-head of real estate, Partners Group, said the asset reflected “the structural demand we continue to see for high-quality logistics infrastructure in infill urban locations, reinforcing our thematic conviction in the sector as a long-term beneficiary of supply chain growth and occupier expansion across Asia Pacific”.
Built to support modern freight and container logistics, the 125-tonne-rated hardstand facility at 77 Governor Macquarie Drive, Chipping Norton accommodates fully laden container stacking up to five high and supports high-frequency heavy vehicle movements, including container handling equipment.
